For new home construction (view 5 phases), all items are inspected at each of the five phases of installation. We will keep a close eye on the quality of work that is being done.
Termitesare a real issue in Florida. For that reason we feel it is very important to have a separate termite inspection by a state certified termite inspectorwhose only duty is to look for termites.
If you want a thorough home inspection do not use a home inspector company that also inspects for termites. These companies are really a pest control company doing home inspections also. The majority of them have maybe taken a weekend course in home inspection but have little to no real construction experience. A thorough termite inspection takes at least 1 hour and a thorough home inspection takes at least 2 hours. If they are not spending 3 hours or more inspecting your home, one or both of the inspections will be lacking thoroughness. That means the money you think you save and more besides may well be spent in hiring plumbers, roofers and electricians to fix the things they say are not structural in nature and not important enough to report or were just had missed. Also, with his time divided he may well miss live termites in your walls.
A 4 point inspection maybe required by your insurance company for older homes. The 4 point inspection will take at least 1 hour. The results of the inspection will be emailed to you and your insurance company within 8 hours. The 4 point will cover only following systems:

The 4 point inspection by itself dose not determine whether the home insurable or not. The insurance company will made the determination.
